Our Full Management service with transparency means you have a secure online account where you are able to log in and access details and paperwork of your property and your rental. You can access all monthly and yearly statements, records of your GAS and EPC Certificates, Tenancy Agreements, Expenditures, invoices and all correspondences we make with tenants.
The online property tool gives you access anytime and anywhere to view all updates and paperwork regarding your rental but if you ever need to speak with anyone in person, you can always visit our high street office in London.
Our Fully Managed Service is £99 up-front fee and a further 7 deducted from your monthly rental payments.

A Detailed floor-plan

We will valuate your property, research the local market trends and statistics and compile a report to arrive at benchmark rental asking price. Based on this you can set your own rental asking price or agree with our recommendations.

We’ll advertise your property on all the major UK property advertisement sites, including Rightmove, FindaProperty, Zoopla, Gumtree and many more including a huge range of local sites.
We will handle all the tenant enquires that come through for your property instantly. We will organise arrange all viewings and decide on the right tenant for your property.
Full Tenant Reference Check
We will arrange a full tenant reference report for each adult who is listed on the tenancy agreement. Our Reference check includes a credit check, affordability check and a written previous landlord and employers’ reference.
Automatically Filled in Tenancy Agreement
We will make the tenancy agreement. All our Tenancy Agreements are created by barristers and are updated every year in accordance with laws and regulations.
The deposit will be registered on the government-authorised tenancy deposit protection scheme.
GAS, Electrical Safety & EPC Certificates
Each year we will arrange for your GAS and Electrical Safety Certificates to be issued and your EPC Certificate to be issued every three years. It is against the law to advertise your property without these valid certificates in place. You will have to pay for these services separately.
We will inform utility providers and council tax authorities of tenancy start and end dates.
From the date of checking your tenants in, we will manage any issues your tenants may face with the property. Your tenants will be able to contact us on a dedicated number, at any time of the year and we will deal with all issues as soon as possible. Like all properties, from time to time you will face problems; we ensure the upmost professionalism and efficiency to resolve any issues while your property is under our management.
Should any problems or maintenance incur a cost of £250 or under, we will simply sort this out for you and include a report of expenditure in the monthly statement we send. If there is an issue which will cost over £250, we will contact you first and give you a quote on the job. Should you agree; we will manage the issue immediately.
We will organise the standing order for the rent collection with the tenants. The cost of the property management will be deducted each month from the rent.
All payments will be recorded and administrated which is all accessible online. You will have a secure online account where you are able to log in and access all monthly and yearly statements, records of your GAS and EPC Certificates, Tenancy Agreements, Expenditures, invoices, raised maintenance work and all correspondences we make with tenants.
Chasing Arrears & Facing Problems
If there is an issue with your payments, we will be on the case to resolve the problem immediately; we will deal with tenants directly and ensure all issues are resolved. If your tenant decides not to pay, we’ll advise you on the best course of action to take. For any situation you may face, our team will always help you throughout the whole of the tenancy period.
Before your tenants move in and after they move out, we will visit your property and issue Photography inventory and Itemised inventory which can be accessed anytime online.
